Plot buying is the biggest investment most families make. Before you pay even a token amount, verify these five things:
1. JDA Approval / Patta
Always confirm the plot is JDA approved or has a valid patta. Ask for the approval number and verify it independently.
2. Clear Title & Registry
Check the ownership chain for at least the last 15–20 years. A clean registry today saves court dates tomorrow.
3. Master Plan Zone
Confirm the land use in the Jaipur Master Plan — residential, commercial or agricultural. Wrong zone means construction problems later.
4. On-Ground Development
Roads, water, electricity and drainage on paper are not the same as on the ground. Always visit the site at least twice.
5. Fair Market Rate
Compare DLC rate and actual market transactions in the same scheme before negotiating.
